To get permission to build a dam on tribal lands in Montana, builders had to agree to sell hydro power very cheaply to tribal members. If you live in an area with Hydro electric power, power generation within your own building would just be an expensive toy that you may never recover the cost of.   If your live in a mild climate the cost of highly efficient insulation and building techniques may never pay off during your use of the building.   What is the price of exotic materials or complex systems to make a building green versus the benefit?  If you are going to use the building for short time it may not be worth it economically.  If you are going to use the building a long time (many decades) what is the projected cost of maintaining and repair of these systems versus their savings or benefits.  What is the environmental cost of the manufacture of &#039;green&#039; materials used in construction?

It makes sense to build &#039;green&#039; in most cases - many of the techniques and applications are not all that costly or complicated - but the ones people tend to notice and talk about usually are.

In my city, all the newer downtown buildings are hooked into a central municipal chilling system for their AC.  It is very efficient and very green, but does not involve planting trees on roofs or million dollar glass panels to control sunlight, just window shades and awnings.</description>
